WHY A DOCTOR LOAN?
Doctor Loans are specialized mortgage programs designed around the financial realities of eligible healthcare professionals. Traditional mortgage guidelines don't always account well for substantial student debt, income that changes significantly after training, or the transition from residency or fellowship into practice. Doctor Loan programs may provide alternative qualification options designed for those circumstances.

Student loans can significantly affect mortgage qualification because the payment used for underwriting may differ from the borrower's actual monthly payment. Depending on the loan program and circumstances, underwriting guidelines may require a calculated payment based on the outstanding student loan balance.
For eligible residents and fellows who qualify using income from their residency or fellowship, Doctor Loans may exclude certain deferred, forbearance, or $0 IDR student loans from the debt-to-income calculation. This exception applies only when the borrower is a resident or fellow in an eligible professional designation and qualifies using residency/fellowship income — it does not apply broadly to all medical professionals.
